@Ryan Hebert  I have not done any deals with Mass Housing, but have with USDA.The risk with FHA (3.5% down), Mass Housing (3% down) and especially USDA and VA (0% down) is that the buyer has very little skin in the game.  

If it does help, when working as a loan specialist, all we needed was proof of income to approve a loan.

Make sure the borrower has skin in it.

this type of behavior can be common because many in that industry are in and out quick, and have no skin in the game, so they aren't looking for long term relationships.

You can try advertising on sites like Craigslist keep in mind that most lenders are going to want some skin in the game from you.

A "weak" EMD is something I associate with a buyer not wanting to put "skin in the game
