I finally decided to take some action because everything that I have read by Robert has made perfect sense.One thing that I have gained from the books and audios is a change in perspective of money.I realize that I have lived my life under the belief that I should save for my retirement and have a good job.That philosophy hasn’t really worked out for me, so the material by Kiyosaki has helped me understand the concept of cash flow.As a result of reading that material, I have taken some money out of my 401K and used that for a down payment on a rental property and to form an LLC.I ended up trading a 3% or so return on my 401K into a 21% return on my investment in the rental.I think this is the way to go for me to move from “saving” to investing for higher returns.So far, in a short time, I have gained about 35% passive income.When the tax return comes in in March or so, I will determine what kind of tax savings I will gain from the business.Needless to say I have had good results from my change in perspective of money!

We had no idea that these fees were even a possibility.A regular FHA loan is LOT simpler than the 203k, but it would be worth asking your lender what fees you could incur if they don't fund the loan by the closing date.

@John Thedford While we generally disagree w/ the concept of wholesaling as a whole (no pun intended), I do agree that the shifty nature of some of the deals discussed is an issue for me.I don't have an issue w/ wholesaling and I don't think most people would - if you were up front about it.
