Another Mortgage or Contract for Deed Question OH

I bought a home for cash in Ohio. I am now selling with owner finance. I am thinking Contract for Deed rather than mortgage? Seems simpler but not sure if it is the right decision. If so, am I the owner until note is paid? Or is buyer the owner of record? Plan is to sell note soon at a discount if that matters.
