I had heard several times that realquest is much better than agentpro but the very first data pull i did with realquest in TX left me with a ton of houses on the properties even though i selected 0% improvement value.

The MLS price winds up bid up to where it makes sense for the overwhelming majority putting 25% down in a Fannie loan, that's where our Econ 101 "supply and demand curves" meet in the middle on the fictional perfectly efficient open market that they pretend exists in Econ 101 (these podcast guests probably paid the MLS price for their first few properties, but haven't paid the MLS price for the last bunch of properties).All things in life have self-selection bias. :)

This is assuming you purchase about 11 (roughly $60k-$70k) properties and use some of the funds for closing costs.If you were patient and selective you could potentially even increase the monthly income a bit.Just my take, and it's fairly specific to my area.
