best sources for data and mailers (for land, multifamily)

I am primarily curious about land, as i already am mailing for raw land using post cards with data from Agentpro. I had heard several times that realquest is much better than agentpro but the very first data pull i did with realquest in TX left me with a ton of houses on the properties even though i selected 0% improvement value. I have never had this issue with agentpro. I want to use the best system but this was really frustrating and apparently pretty common but it seems like realquest users just deal with it?

secondly, I ran a multifamily search and realquest has a lot more options to choose from from small multifamily but after sorting through the records before i purchase them i did notice a handful of larger apartments.

I just want to know if anyone has anything great or not so great to say about agentpro vs realquest vs prospect now. 

I use the mailers to buy and sell raw land, and then buy small multifamily for buy and hold (pretty much just in tx at the moment) Thanks!
