I was looking at those two formulas and thinking to myself this seems a bit excessive for rental property investing, thanks @Bjorn Ahlblad! 

I will track properties up until they are pending sale on Zillow, Redfin, etc, but I can never seem to find what the property actually closed for.

These deals seem to come across my desk quite often sometimes with one or more tenants that need to be evicted ... so lets consider that target for this conversation. 

We qualify up to 50% DTI for conventional loans, so it seems that you'd have room to meet our criteria.

If you put money into the property, which you likely would do, you'll ultimately have more than $600 at risk.It seems crazy to put down a $2,500 deposit for a $600 property but their policy is their policy even though it's strange.

The purchase price of SFH seem to be a lot lower in San Antonion than they are in the Triangle area.

The idea of pursuing lets say an 8 unit rental comparing to a duplex seems  to make more sense to me. 

I am also thinking about investing out of state since home prices are pretty high in NJ, and it seems finding cash flow is a bit tough around here.

Just looking at how prices are seems STR could be more profitable.

We are about the same as you all- March and April seem slim.
