It is heartening to see tenants make their rental their *home*, when they plant pretty flowers in the beds, flower pots on the porches, keep everything tidy and trimmed, put nice seasonal decorations up.  

With tax season upon us, I was looking for recommendations for a good accountant specializing in real estate tax in the Boston area. 

May be it's nothing...However would appreciate to hear from seasoned landlords/PMs/REIs on my next step. 

I'm seasoning one right now, I'm 3 months in.  

I purchase and rehab my properties with cash and am looking for a lender that will allow me to do a cash-out refinance without needing to season the deal for 6 months. 

And this is the entity that we will apply for lines of credit (after 2 years of seasoning), so it’s good to have our profits here.

I'm not sure if I should buy a cheaper 1 bedroom or 2 bedroom place for me to live in for 5-10 years of if I should go ahead and bite the bullet to purchase a 3bd 2bath with hopes of one day turning it into a rental (because 3 bd 2 bath make the most sense for rentals from what I've gathered).

To most of the seasoned investors, this may sound like a real novice question, but I appreciate your feed back.

B2R seems to be OK with a loan for the 20% down as long as there isn't a second lien holder, but they would have to source the funds and since those would be coming from my relative's IRA, they won't have been in the lender's bank account for the two months' seasoning.
