Well I live within 3 miles of all my CA properties so I usually find a way to cycle or drive by them probably at least 3 times a week (e.g., on the way to a local lunch).

Drive thru the high dollar areas , houses $500K and up and look for contractors trucks .

The investor interest isn't aligned as well because the goal is to make the upfront FEES with velocity and little motivation to drive back end equity growth.This is why on a completely stabilized property for me it would have to be almost tens of millions in price to throw off enough cash flow split between me as the sponsor and the passive investors after the 7 to 8% pref paid out to be worth my time.I have a current minimum of 100k investment per passive investor.

Renter called this morning and said the drive is too flooded for him to get to work this morning and he wanted us to provide a kayak, boat or something.

I'm newly getting started, I've been watching alot of podcast over the last weeks and went driving for dollars this week.

@Chris Salerno if youre around Raleigh or want to be, I found most investors have best luck with markets around an hour driving radius of Raleigh.

People in the suburbs are scared to drive into this part of town, and would not live there.

I was skeptical at first because I don't know a lot however I have the drive to learn and succeed so here it goes.
