Many investors in LA are relocating the tenants and remodeling/rehabbing the units to up the rent and then refinancing.

We've see a great many malls turn into ghost towns when the Anchor relocates or get closed by corp. 

Bank came back today with a counter of $175k (which includes $10k relocation for seller). 

They too are choosing to rent for various reasons from enhancing lifestyle to relocating closer to offspring or other family.

Also wanted to see if there were any contingencies or things I should include in my offer such as when tenants need to move out, relocation fee, what happens if I find liens on the property, etc?

I am relocating across the country in a month to Omaha, Nebraska, as I mentioned in a prior thread.Well going over my finances, and realizing how much it was going to cost me to move across country, and the fact that I would be moving pretty soon after I purchased the property, I came to the conclusion that financially it would be a bad move to attempt to do both.
