Trust others if you choose but the reality is trust is not a reliable way to do business.

I generally post an ad on craigslist, I will get lots of replies quickly, most are schmucks, but work pretty cheap, if you want reliability though you will have to pay higher prices.  

The second thing to look into is what industry employs the locals and if the building itself caters to them or someone else that will be able to reliably pay their rent.  

I am looking for a general contractor (or several contractors) who can take a look at this property and estimate what it would take to get the property to the place I want it to be.Does anyone have any experience with trustworthy contractors that can give reliable estimates?

Any suggestions on how to find a reliable property manager in the Rochester area?

I grew up around here and I know which one would be $150K and which one would be $50K, just based on the location.I have no idea how I would reliably figure that out in a city hundreds of miles away. 

I hired two professional tilers to tile one of my properties.Their quote was $500 more than another estimate I received but I felt like they were professionals who I could trust to do a good job.Indeed they have been reliable and professional in conduct, so I've been satisfied from that perspective.

I am also looking for dependable, reliable contractors.

About the only addition I had was to not overlook owner financing  a paid off property for a sale that can have tax advantages and provide reliable cash flow (and a first mortgage).
