Yes, the debate has been going on for some years now about when the correction would occur, but many people recognized that public market valuations had at least become untethered from underlying fundamentals.

Most states recognize that, because they recognize that agreeing to buy a house/piece of property is not the same thing as agreeing to buy a car or a used couch, both in the sheer scope of the transaction (most people will not conduct a bigger transaction than buying a house in their entire life) and in the complexity and nuances involved with the sale, such as other contract contingencies, moving truck schedulers, school relocations, etc.

There is a company that does title insurance just for tax sales.. but the insurance is quite week I checked on it once.. and banks won't rely on it for funding you may get a semi rookie to think hey I got title insurance by this company.. but it won't be recognized by one of the majors ..

Versus my market tenants that either paid electronically or with a standard check that mobile deposit recognizes.  

California does not recognize series LLCs.You also want to look at whether a pass-through entity helps your bottom line and your taxes.

If you consistently analyze properties, it will be much easier to recognize a good deal when it shows up.
