I have been interested in investing in US real estate for quite some time and have spent the summer reading books and getting a bit more familiar with it all.

My self I have Zero fees but my points are higher LOL.. so I get many who just pass on us because of this not knowing that the total cost for the loan is actually less than these brokers with  all the junk fees.. of course I REAL private money so I make the rules.

You've learned the hard way that gurus with their expensive courses are generally not needed to have success in real estate.

In your opinion, what are the benefits and risks of private money lending compared to traditional financing?

The real goal is capital gain, and future cash out refinance.

 Would anyone invest, or has anyone invested in Portsmouth, OH, or around that area? I have been looking at houses there and I noticed that there is a College there as well. Do you think it would be wise to invest here?

Would it benefit me to work under someone else now or should i just start slow and keep investing while taking on a few properties. 

Did you have people like a real estate agent, contractors, bookkeepers, a CPA, and all of those other roles already on your "team" or did you just purchase the first property and find people for those roles as you went?

It is neither right nor wrong, just a big change.If you go all-in on that route, you will be paying a bit more and have all of your real estate time back as you will have much less involvement.
