One of the things that I do is keep a waiting list of prospective tenants so if someone leaves you do not have any down time on rental cash flow.

You are not the only one sending to NODs and odds are they have a large stack of mailers on the table.In terms of copy, I prefer to tailor it to the prospect so something more addressing their financial situation and how you can solve such problem may be better.

The gas cost us nothing since it came with the house, but it would cost $3.69/gal for a new customer(just priced it yesterday).
