Say you invest in Los Angles...don't go for the broad "So SoCal" or "Los Angles" instead target a few smaller areas...like venice beach, Marina Del Ray, etc...I cap my cost per click at $1.50 and I get plenty of traffic.I am still learning but overall its been a pretty cost effect form of advertising for me.

The major problem with anything for sale in Los Angeles is Los Angeles Rent Control where you can't increase rents more than 3% and if you want to terminate a tenant you have to pay your tenant a relocation fee of something like $18,000.
