Offer list on distressed properties, re-package it with repairs to get to ARV and sell for somewhere in that range because no other investor/flipper/contractor wanted to touch it at list?

Within a couple months the doublewide was moved off the land (sold to a local lot) and the acre was for sale for more than the investor paid for the whole package.
