I would expect your rents to catch up with the appreciation.  

I am an extremely harder worker and catch on quick.

And good catch, tax should be based on ARV, not purchase price.

Walk by the property frequently and you may get lucky catch the owners or contractors there ... basically, good, old fashioned detective work, which could actually be fun and highly educational for future acquisition skills even if this one doesn't work out for you (most don't, but if you keep trying then some do). 

If you decide the market is too frothy and you sit back and wait for it to pull back a bit or for rents to catch up to price appreciation, isn't that the same thing as not deviating from your investment criteria if no deals meet your criteria?

I'll definitely catch myself up on the new FASB rules. 

For example, if you are using a crummy flooring that last only a couple of years, you can make that mistake quite a few times before you catch on, and stop doing it.
