We prefer MTM to STM and because of the work we've done in furnishing 3 rentals we'd like to stay MTM.We can afford to be vacant indefinitely but don't want to.

Once I had their agreement I called the guest who refused to answer, so I called the cabin phone and let it ring for like 2 minutes until someone finally answered.I explained they knew the house rules, they signed my digital rental agreement that clearly spells out max occupancy and they signed up in the OTA with 7 guests, but only listed 6 people on the digital RA.  

I'm gonna be focusing on flips with a side of rentals.

ATM, I have a rental condo in Costa Rica, a primary residence in CT, and passive investments in HML and in a real estate syndicate. 

I bought a house in a Lennar subdivision to turn it into a rental the following year. 

I'd say the average person (maybe not investors on BiggerPockets) would get lost the moment you say, "You can find these loans yourself online...

I'll most likely fix and flip, but I'm also considering holding if the rental market is promising.Does anyone have experience in this area?
