Hey @Christopher Gandara, looks like you wrote this a few days ago but I just posted a Biggerpockets blog on 55 ways to find off-market/wholesale deals online.

They actually have a fairly cheap and robust online business banking system for guys like you that initiate a lot of wires called Single Point (at least they did 4 years ago).  

@Dennis JohnsonHi Dennis,I would look for a mentor who is actually still performing in the industry, closing deals and has a program that is online. 

Take a look at the referral system though (roof dot io /3forfree) I don’t plan on having too many tenants at first and might just look for someone giving out a referral code online

Look at this as great practice and experience. 

I'm a realtor and investor and our country guy comes to the realtor association once a quarter and practically begs us to ask first. it's worth a thought.

So part of this is to get an attorney who regularly practices before the magistrate in that magisterial district where the property is located; that could help in determining what might be needed as proof.Let's see if we can get some attorneys to weigh in: @Chris K. and @Tom Gimer
