As an agent, I grew very tired of trying to find a broker that didn't disallow something - or several somethings, such as:A lot of brokers in Ohio don't permit property management - not that I want to be in that field, but occasionally something would come up where it was warranted (and worthy of my time), but alas, I had to refer the business elsewhere.I won't even get into the wholesale/assignment of contract topic - I was with another broker for a long time (also an investor) who allowed it, because he understood it.

however, i am keenly aware that certain types of investment schemes (for lack of a better word) tend to end badly....occasionally with out of state investors holding the bag with a loan they've guaranteed on a house that is truly worth maybe half of what the appraisal says (btw, i am not a fan of appraisals...).

If you are utilizing the auction route primarily, unless for the occasional deals which are increasingly rare, I have always thought that properties at auctions, sell close to or at market value and may not be a viable channel for finding deals.

I personally phone interviewed dozens of realtors and had a lot of positive responses seeking incentive for these referrals since as of now all they get is the occasional lunch and pat on the back.Let me know your thoughts, thank you BP community!

I think its dumb, he says he uses it too occasionally when he needs to get rid of stuff they can use city trash at no cost just get some trash cans, that would be a $600/yr savings.
