Okay, so I've been wholesaling properties to investors for almost a couple years now, I come across some amazing deals, I also own an inspection company now that inspects FNMA foreclosure properties, which also helps me find some decent fix n flip deals.

(Make sure you understand the difference between marginal and effective income tax.)So, $2,400 in 401k would be equal to $1,768.8 in after tax dollars which could be invested in real estate.C = 2400 - 2400*0.263C = 1,768.80Now:A = 29,190.75 / 1,768.80A = 16.50This means that every dollar invested is worth 16.50 dollars after 37 years. To find the average compounded interest rate (y) for the 37 years we use:(1 + y)^n = ASolve for y:y = A^(1/n) - 1y = .0787 or 7.87%This means that from your initial contribution of $2,400 you made a 7.87% return per year for 37 years.

I believe that an RE investor can be successful with cash flow, appreciation, or ideally both but I also believe appreciation for financed buy n hold will produce better ROI than cash flow without appreciation (due to leverage: 20% down and 10% appreciation provides a 50% return on the initial investment).Good luck
