If you're missing the financial side of the puzzle it's probably not a good idea to begin with. 

Having a checklist of items that should be addressed before a tenant arrives can help make the transition easier and ensure you don't miss an important step.

If you miss in any of these areas, the market can hand you your rear end in a hurry.

The old 3/2 with 1 car garage is sadly missing from national inventory. 1,200-1,500 SF.

Partnerships can be great, especially when you have complimentary skills/knowledge/ or funds that may be the other people's missing piece to be able to put together the puzzle (or deal!).
