This helps me keep track of things and gives me peace of mind to know that I have money set aside for costs as they come up.I maintain the below account structure in my personal banking for the rentals I have in my personal name and also for the accounts of my LLC.  

I generally think the fee is worth it if I don't have to constantly worry about the property, and don't mind the hit to my cash flow since this investment is absolutely driven by appreciation. 

Any expense that is Ordinary or necessary is deductible.Keep in mind the devil is in the details.

Great advice so far, and also, keep in mind that most states do not allow you to charge for any cleaning or work you did yourself.

2) Concept number 2: I always though that Einstein meant stock market,  and never in my mind applied that quote to real estate.

There are certainly some advantages to short-term rentals but just keep all aspects in mind.
