If they insist on a cap, do rental comp analysis yourself within 1 mile (3 if it is more rural).

Go the extra mile and review the data.

What I wouldn't not be proud of is posting a bunch of pictures of a slap dash rehab to a RE social media site to collect adulation about how I slapped lip stick on a pig in a city thousands of miles from where I live because I had my Core 4 on lock and can now sell/ rent it to some poor soul, but hey I made my $$$.

Trying to secure a property north of the river, or in Kansas itself.  

My preferred area is more north, about 3 hours away from where I am currently working.

@Miles Fletcher focus on building a relationship with the potential client, don't come off as a typical salesman.

I manage 1,000 apartments within 4 miles of my house.  

However, you can see north of 15-20+% cash-on-cash return and the velocity of your deals can be way quicker with smaller multifamily or single family deals.
