I haven't done anything up on that scale but I have some experience with small MF but now that you're local maybe we can meet up at one the REI events or something, some of the people there are probably more into that ballpark and I know a few people that I can network you in with if they fit your strategy's needs.

This is a place where families still live close together, when you meet someone for the first time you will be asked where you went to school (and I am not talking University), and outsiders are not exactly trusted.

Live in it for a year to meet the primary residence rule, make the cosmetic repairs to force equity, then look into refinancing out of your VA loan into a conventional loan, so you can use your VA loan again. 

I already owned the house we used to live in prior to meeting my wife.
