The city has exploded in the past 5 years due to local health system, Carilon expanding hospital and building new Medical school with Virginia Tech which has brought a lot of out of towners here for jobs and school.

Or invest as a LP in a real estate PE fund that consists of multiple assets. e.g. several apartments, or self-storage (SS) facilities, or across a kitchen sink of office, SS, hotel in different market, to diversify.

@Kirk Perecich, depending on where your rate is now on your 1st mortgage, you could look to refinance that (in hopes to reduce the rate), pay the balance down with the funds you have "just sitting in the bank making nothing" (depending on how large of a sum this is, may or may not make sense), and then open a HELOC to create an open/revolving facility to use for future investments.

@Nathan Shankles a few other items I haven’t seen mentioned yet: IRA directed investments can’t take depreciation, which is why storage facilities, mobile home parks and other land investments are the best choice.Absolutely no sweat equity or personal management would be allowed.
