I left enough meat on the bone for all parties to eat, and all was closed in under 2 weeks.  

I would be interested too if the deal has enough meat on it.

I want to start pitching the idea to some family and friends to lend money to me at x%, secured by properties that I am buying under value and instantly investing money in to improve.Trying to search the internet for TFSA mortgages brings up a thousand blogs about whether you should invest in your TFSA or pay your mortgage, so I can't find any information for what I'm after.The question is, what are the mechanics of a lender lending this money to me?

Would this also put me at risk in case the tenant finds me in a lawsuit and then it's revealed that the work done on my property isn't permitted?

@Sean Pour Overall I think this is an okay deal if things stay strong but like some of the other folks said, I'd be a little concerned about there not being enough meat on it to weather Have you looked into all the rental comps carefully, would there be an opportunity to raise rents at some point in the near future to $550 a room without jeopardizing vacancy?
