This seems the best engine to get into buy and hold.While my credit score is in good shape at 793, the down payment is the major roadblock.  

We have some experience with SFH's and duplex properties but have not done anything outside of residential until now.This property we are looking at has major roof issues that currently make it unsafe, but the rest of the structure looks like its in decent condition, I mean its an old brick building.

I currently hold my real estate in an LLC which I am majority owner of with my dad. 

I play an active role in managing the projects and act as the buyers agent on the front end and listing agent on the back end.

But actively working on changing that.

I am looking to get some insite from some people who are currently active Wholesalers who are making deals, or have worked with Wholesalers on some transactions.

Majority investors will become dormant or go out of business.

@Ben Meier  I'd pay cash for the major repairs and live with the cosmetic issues for the time being.
