For all intents and purposes, marketing "pre-delinquent" accounts is targeting ALL of the homeowners who WILL go delinquent, and SOME of the homeowners who will pay their tax bill just before the deadline.The advantage is being first out of the gate.

Hey @Erik Whiting I think the main problem is your rent is abysmally low for your all in price.

If the house main panel has 1 60 amp breaker to feed the second unit you just put the meter in line right after the breaker .Now in this situation you would keep the electric in your name , read both meters and do the math .

An exception would be if the A/C or furnace had a specialized purpose such as in a climate controlled self storage facility or a restaurant walk-in freezer.

My main point is: If it doesn't cash flow positively at 70-75% borrowings, how is it a "deal"?...
