The SEC has suggested that someone with a license (CPA, Registered Investment Advisor, Attorney, broker-dealer, etc.) or you, can review the investor's financial records (within 90 days of the investment) to determine if they are accredited and provide you with a certification letter.

I have a contractor, which is an old friend.

I would like to obtain my real estate license within the next 12 months to focus on the experience as well as some extra cash flow while working my current job.

I also want to become a licensed contractor and highly skilled in carpentry and electrical.

Hey all,Can anyone recommend a good online program for passing the Texas real estate license test?

I believe there should also be somewhere around 4 hours per each of those days spent on that business activity (meeting with PM, contractors, tenants, local agents, maybe going to open houses to "check" the market, do work on the rental, etc.)One example I remember was a deductible seminar in a place like Hawaii (let's say New Orleans, in your case.)

And as always, you should ultimately work with a licensed CPA for all of this.

If all goes well, would like to pick up some SFRs to buy, fix and hold/rent- Does anyone have a reliable general contractor they might be able to recommend?
