@Nigel McFarlane  I see a lot of the same numbers repeated.......I'm going to say these numbers are bs and leave it at that. 

This still leaves my wife’s Roth IRA.

Literally, leaving the first/current mortgage untouched, but lending me xxx amount on the side at 5% and 15-30 years fixed rate. 

I’ve been so focused on financial freedom and the fear of not leaving a lasting legacy to my kids that this book’s author would say I’m out of balance.

Many times I have politely got up from the table and wished the sellers well and started to leave before they called me back to the table with an agreement to change the price.  

If you would feel more comfortable leaving the property address off of it as well so someone doesn't snatch it up from you (not saying anyone would) you could do that as well.

In our eyes, a tenant that is simply renting the unit can gather their things and leave whenever they want, so the way to determine if they really have a vested interest in staying long term or not starts with them owning the unit. 

I would be occupying the property, but I would like to find an area that would have the possibility to cash flow when I leave.

I would avoid getting too detailed; leave them wanting more.The key is being prepared to provide options so you can solve their problem.
