There are a lot of lazy pm's out there who just get a bid and don't care and then you as the owner end up paying these crazy repair costs.

But don't worry, some banks offer great teaser rates, especially here in Hawaii, which can get you under 5% for a limited time.Both HELOC and IBC are fantastic sources of lazy equity that can be turned into 10-15% more through value add deals and other real estate opportunities.

I was able to create each this afternoon and it took a total of 10 minutes to have them both set up.
