@Stephanie Potter, now that you mention it, I see multiple properties, but I don't necessarily see that there needs to be a blanket type loan here or that he really is specifically seeking that out. 

Look at areas that are on both sets of lists, especially those that show up on BOTH lists from multiple.

Your assets are light for a deal this size to qualify.How debt works and ratio's involved will likely depend on what going in cap rate the income throws off with purchase price.There are hundreds of items to analyze when looking over a retail property and takes a lot of time and due diligence.The items listed for roof, parking lot, etc. can equal in to the six figures in costs so very substantial to repair or replace.

Ive never done it before and potentially never will but I’d love to at least learn how to evaluate a deal and see what’s involved in running one.

My insurance got involved n November 2017 and said since its a 'Walls In' policy and the HOA are responsible for the issue and the damp inside, the claim ought  to be with the HOA's insurance policy (i also pay for that via dues)An engineers report requested in December and was finally provided to me in February 2018 , and sent to the HOA in  February 2018 with an explanation.After a lot of avoidance and misdirection and wasted time (with the damp increasing) the HOA admitted that their policy was no good and so they need to compensate me direct.

My ultimate goal is to be involved with REI, but I am not sure where the best place would be to raise capital and learn.
