My plan is to leave as little of my own money in the deal as possible and I highly doubt that going directly to a local bank or credit union will get me there since they would inspect the property and realize it needs some work.

As for the worries landlords have, I am worried about the new law in California that requires landlords to get balconies inspected and retrofitted within the next year and the inspection has to be performed by some sort of engineer.
