There is much talk amongst investors about having to transfer title out of an LLC into the individual's name in order to refi, and then transfer title back into the LLC after refi closing.

Being an individual surrounded by case studies of building science and the benefits of sustainable construction, I would build no other way.

Do all applicants over 18 have to meet all the requirements individually? 

I have a couple of houses in New Jersey that I’m thinking of putting into an LLC individually.

What I referred to above is good enough for an individual or even their whole family to get rich, but it is ultimately a small-stakes game. 

If we do nothing wrong, we don't cheat, lie, steal, ect, then we have not harmed ourselves.

Do child support liens assigned to individual drop off like mechanics liens if the home ends up going to auction?

Will such cash out more expensive than obtaining the refinance cash out individually or getting the mortgage in the first place?

When they ask what the issue is you reply the endangering residents is bad enough but then trying to extort an injured tenant harmed in their managed property due to their negligence, wow that's bad BUT then to work to cover it up..... well I'd just hope Ellison is pro-PM and anti tenant, oh yeah, not so much huh.

So far, I've left VMs/ emails with my property managers' emergency number, individuals from the property manager, and the insurance sales representative for my policy.
