Research any governmental required benefits such as particular types of insurance that may be required when you have employees.

What I’m afraid of is that this tenant got worked up over something I would’ve considered a small thing and I wouldn’t want to have to deal with these types of responses in the future when rent is late or when something bigger becomes an issue.that being said I also do like that this tenant is communicating their concerns to me.

I would also keep an eye on what types of properties, with what features are moving faster than others.

Figure out what type of asset class is your target, go to meetups, build relationships.

As an agent, there are TONS of resources for this type of approach.

If you have $900k to invest, I would focus on at least 10 units, ideally closer to 20 units.

However, I’m not actively looking in NC mainly because I would like something relatively close to where I live, especially if any type of rehab is needed.
