Do you think they hold better ROI and long term investment to put on a SFH house hacked property that has enough space for the ADU or do you think it’s better to do the shipping container route for $20k?

You could let her know that you are too small to make reasonable accomodation if the stairs become an issue, but probably not worth it.As far as rent to income ratio, this is something you should set before you start taking applications, then stick to your standards. 

Basically, they name everyone because they’re hoping and counting on the fact that people set up their own LLCs and didn’t adhere to basic entity maintenance (operating agreement) and kept things separate (like bookkeeping and separate bank accounts).

Since this is our first time house-hacking, we would love to understand how tenant screening process works in real life.

I also want to get a house in their current school district (as living with this family member is becoming too difficult).

The relationship is between the HOA and you (the homeowner), so the fee is levied against the owner of the house.
