Hey Britney, I have a friend who lives in The Villages (north of Orlando) and you can get a great deal on a home there. 

Separate meters..who pays which utilities..Terms of leases and Estoppel certificates, any recent inspections, appraisals or capital improvements..

If you owner occupy and rehab the home around you great while looking to sell at the 2 year and a day mark or later (to wash up to 250K as a single owner occupied/500K if married).  

If there are tons of homes with pools and wide open calendars yet the few places with PB courts are booked out, there's your answer. 

Let's say you want to build a lead list of 1,000 physically distressed homes in a target zip code with a distress rate of 10%.

We were helping a friend renovate a house which had been home to a heavy smoker: one room was so bad - owner had smoked in the same chair for 30 years - that we had to replace the sheet rock on the walls and ceiling.There have been some studies in the past few years showing that the chemicals from cigarette smoke, even when encapsulated with paint, eventually come to the surface exposing future residents, in particular young children.  

I have been doing TurboTax for last 20 years and some of my real estate i purchased were in 2009(condo) and 2013(townhome) timeframeSince you purchased your properties in 2009, you likely purchased the properties at a lower price point than what the houses would sell for now.This means that your depreciation would be lower than others who purchase homes now.You should still have a benefit by depreciating the homes.
