@ross ribI would recommend you contract an architect to do a feasibility study first so you can have an idea of a general site plan, how many units you can fit and at what square footage, etc.

I was told by a lender that I would at least need a job offer in order for anyone to lend to me so that they know I will have income coming in once my contract is up which it will be soon.....do you at least have a job offer?

I don’t think they put on the contract that their duty is to find you the most competitive price so don’t see a high likelihood of the contract being void and releasing you from whatever you signed.

For the current condo like @Clayton Mobley said, you need to purchase at least as much as your net sale (contract price minus closing costs or around $300K in this case) and you need to use all of the proceeds from the sale (the net sales price minus mortgage payoff or $175K in this case) in your replacement purchases - if you want to avoid all tax.
