Most top producers are the head of a team or have their own company. 

Borrower gets in over their head, rips apart too much of the property and can't get it put back together.  

Thus the deal's ultimate sponsor has the Sword of Damocles hanging over their head.

Seems like that's the path we're headed down but there is a lot of conflicting advice out there. 

Instead of heading to the big box store, search online for old items people are selling or visit a garage sale.
