I would go to a few RE networking groups and ask around for referrals.

My investment group just had an apartment deal fall through in Milwaukee, and we used http://www.workhorsegc.com/ to help us during the Due Diligence phase and I enjoyed working with them.

I run a local meetup group in Mesa, just off of Baseline and Val Vista once a month.  

Investors are going to swarm it like a group of angry bees.

Note: For both criteria described above, by combining activities into one real property trade or business, the more likely the combined hours spent on the grouped business will satisfy the material participation requirement.

Nobody outside of your group can tell you what a fair split is. 

I’m sure you could rent it out on the weekends for weddings, bachelor/bachelorette parties, company group outings, etc...
