She's suggested that we think about working together in a partnership - I have capital, she has knowledge, experience, and is on the ground.  

I still can’t get my other property off the ground. 

I'll chalk that up to a good team on the ground for property management, maintenance etc.

I think the absolute biggest one is being willing to manage your own bookings and having a management company be your boots on the ground.

I'm grateful for the knowledge and experience that the initial properties taught me and feel that I wouldn't be able to capitalize on deals like this with out it.

Be grateful it was able to teach what you already knew to everyone who wanted to know it but didn't get it in childhood like you did.

Make sure you have good boots on the ground here otherwise you will get burned.

But are you talking about the tiny houses on wheels or the one that is on the ground?
