The buyer has received a packet with great looking numbers and pictures, had an inspection(in some instances recommended by the TK operator) and a property manager(again likely put in place by the TK) yet things go wrong from the get goMost if not l of these sad stories would have been averted by flying into town for the day and viewing the property and speaking to the tenant

If you don't mind losing your deposit money and 3 years of rental payments then you may want to fly by the seat of your pants.

Hi All,      I used cozy.co to vet a potential tenant (credit and background) and the tenant passed with flying colors. 

I don't use it for a buy/no buy but rather to get a sense for how much of a hassle it would be for me to have her do any repairs, if it's worth flying out, etc. 

If your "personal standards" are inconsistent with fair housing, just claiming "I've rejected them for a personal reason" is not going to fly. 

Besides flying up there to check out the properties in person, what kind of questions should I be asking the seller to ensure that this is legit? 

Do good quality rehabs tend to fly off the MLS listings or sit for a bit? 

It's a very competitive market for quality multis though... the good ones fly off the market and those currently on the MLS are pretty crappy.
