If your investment has appreciated a lot and time the lease will expire and it is in a D, F neighborhood it is time to consider cashing out and do something else. 

Better yet, how do you work in renovation cost to fit a new tenant?

What would you say I should be making for a cash on cash return for a 9 unit multi in a great neighborhood - with great tenants?

We are looking at buying a 6 unit in a C class neighborhood.

My partner is doing this with a triplex in the same neighborhood. 

Doing either or would be my very first of either refinancing or doing a 1031 exchange so I would preferably like to weigh out my options and decide what would be best and fit my goals the best.

We tried something less ambitious by targeting a neighborhood in Decatur with both rentals and flips.

It's a great neighborhood and the best school in the county is just down the block, so it's primarily a family neighborhood and I prefer to keep turnover dates on the school schedule.  

This duplex is in a better area and a good neighborhood.
