To sum up my experience, my commercial mortgage loan originations are booming; we’re getting 12.75 - 13.5% interest with 4 points for 12 month loans at 40-60% LTV.The purchase of existing loans from lending institutions has dried up for us, as buyers are offering more than we feel is warranted, and they are buying “dubious” assets.

What have others done to feel comfortable signing this document.

Mortgage interest rates will remain elevated for a longer time period and I am estimating we won’t be back to an attractive rate - below 6%, where folks storm back to the market and feel comfortable leaving their home w/ a low interest rate mortgage - until the 2nd or 3rd quarter 2025.

Just choose what you feel would work best for you now and you can always shift in the future after you have done a few deals and get some experience.

I’m looking to purchase a condo on a golf course in Green Valley Ranch but I’m getting mixed feelings.

I can comfortably put 10% down with at least another 10% in reserves for any updates or furnishings.
