Calculate all of your material cost from actual prices online.

There was a pretty involved test that you had to take too so find some good study material and study up.  

Is she willing to do some construction work that would justify the cost of materials?

We were doing it for ourselves and saw a huge demand for better quality in better neighborhoods in Chicago so we put some marketing material together and here we are.

Curious if anyone sends out marketing material after closing a deal representing the buyer, and if so are you hiring your own photographer just as you would with a listing?

Most of the material available for new agents on "how to be an agent" is, IMO, pretty ridiculous.

Most banks require 20% if using a Conventional loanAlso, there is plenty of material on Bigger Pockets that you can read, listen, watch & gain insight on how to go forward.
