Cobb County is an excellent district to house hack via rent by the room.

School districts are also better on the North and North West sides which also carries higher property values but also higher rents because they are more desirable. 

Actually, it's a property that is currently a dilapidated house, but it is located in what is now a commercial district.

haha The East End is ground zero of gentrification here and I believe it will continue to bleed outward from the universities/Strip District/Bakery Square where there are quite a few high paying jobs in the tech/healthcare fields.

I recently found a listing of a mixed use commercial building in the downtown historic district with 5 apartments (3 - 1bed/1bath and 2- 2bed/1bath) with lower level storefronts that are fully occupied. 

You might also get requests from relocating faculty.

The Crowley school district leaves a lot to be desired.
