As a result of both relationships, we were brought into the fold quickly without having to prove ourselves and have found great support with the lender, to the point that now that we have completed our first transaction successfully, they are willing to go the extra mile for us (for instance getting us into loans with no down payment while we have another property on the market, with the agreement that the down payment gets paid upon closing of the listed property.

It's one thing to put money in, fund a project, have that project be a success (a flip for instance), and then at the end of the project withdraw money back out.

That is the approach landlords use that hold on to bad tenants.You are operating a business, assuming you know what you are doing you have built evictions, vacancies and unit refresh between tenants into our plans.A tenant turn over should not result in extensive repairs or a vacancy assuming you are on top of your business.

Most successful wholesalers of residential property concentrate in the areas where the real estate brokers don't function well - "ugly" houses, those that need extensive renovation, low priced homes not worth the realtors time or energy, and those homes in certain "redlined" neighborhoods where the major real estate brokers choose not to operate.
