There are going be times you get smoked and you want to just cry but it just taught you a lesson of what not to do next time.....As @Bob Floss II and @Jeff Burdick mentioned I'll look to sell the property ASAP.Dont listen to these other people such wholesalers(who normally give incorrect ARVs) and have a really experienced realtor provide for you solid tight sold comps.

However at 6' I am able to stand in the majority of the room space without worrying about hitting my head.If there are question I am missing I'd love to get some more experienced landlords opinions.Also, if you have any input on how many bedrooms can be added to roughly 500 sq ft (1 v 2) that would be great.Thanks in advance,Brian

Yes some of it is their properties have gone up in price to equity, some of it is they have paid some things down, and some of it looks like retirement planning as older more experienced investors move towards retirement and seem to value cash flow over numbers of doors.We personally like moderate leverage, but we are starting to think in terms of slightly fewer doors that are paid off in 15 years vs having as many totally leveraged properties as possible.
