The best way to force appreciate a home is through renovations in the kitchen, curb appeal (front and back landscaping), bathrooms, paint (interior and exterior), and flooring.

Or maybe contractor-grade flooring, paint, landscaping and faucet upgrades on a 3/2 house. 

The property was in a great location but needed new flooring, update bathrooms/kitchen, pool work, landscaping, a little demolition work in the backyard (the owner made a DIY gazeebo type thing in the backyard...it was a hack job), and foundation repair.

It would include things like landscaping and utilities ( but not the cost of connecting utilities).Where it gets dicey is when you occupy the property.

As of now I have time, math/construction/landscaping skills, and enthusiasm to contribute to the success of another investors deal in exchange for knowledge and experience.

Things that have helped me are to get all my accounting into Quickbooks, have master computer and paper files that contain all my important documents for each property,   use automatic electronic rent payments, etc.

Hi All,I have 2 deals for investors out thereI have a client that is looking to see a fixer upper property in Tempe less than a mile from the largest university in the country Arizona State, We have discussed listing the property at 140k its a 4/2 1600sf home with decent sized back yard, most of the items appear to be cosmetic, kitchen, paint, flooring, landscaping ect (you would need to do your own investigating). probably need 35-45k in work, comps in the neighborhood go up to 220-235k if remodeled.I have a home is near downtown phx with nearly an acre of land which is extremely uncommon.

When I was self managing, I gave a 7 day late grace period but that was processing payments through a 3rd party to eventually put it electronically in the account.
