I recently joined a partnership with SpotHero earlier this year for my extra space and have had continuous issues regarding on-time payments and communication.

Communication is the biggest key with any PM, and you have to communicate with them as to how you want to participate.

Even though they "feel" kind of "scammy", it could just be a communication thing, and I can't really figure out what the "scam" would even be really, as I have never played the scenario out with one of these people.I am curious if anyone else in the LA Area- or any MTR area I guess- has similar experiences with these sorts of inquiries, which have been popping up lately- and if anyone knows about them/can shed some light on their legitimacy/nonlegitimacy.Any info appreciated- my vacancy right now is killing me on this property--and it was solid for a year, now vacant like 3 months.

Should an email be enough as I have it in my lease that email is an acceptable form of communication, or I should send a certified mail with the deduction from their deposit as I would if it were at the end of their lease.   

This is also why many people cap out at one or two properties.Due diligence with your own investments, systematizing it, and treating it like a business will help you scale much more efficiently

Finally, a great lender and settlement company who are reliable and efficient.

That way if I do decide to sell it one day it can be reverted back to a single family easily and cost efficiently.

As a wholesaler,  I aim to develop relationships to benefit BOTH investors and sellers through ethical and transparent communication.

On the MLS then communicated with the seller the benefits of seller financing.

@Lukas Vanagaitis Make sure your contract has an "Offer Expires Date" and emphasize that in your communication with him.
